Clarksville and Montgomery County Homes For Sale

2010 was one of the slowest years in recent history for the Clarksville housing market.  Overall, single family residential home sales were down 24% from 2009, according to the Middle Tennessee Regional MLS.  In 2009, 3,496 homes were sold through the MLS.  In 2,010, 2,648 homes were sold.  Despite lower total transactions, the average home price in 2010 increased to $155,469 from $149,292, an increase of 4%.  Since 2005, the average home price has increased 21%.  The average days on market in 2010 was 95 days.

Currently in Clarksville, there are 1,639 active single family home listings with an average list price of $180,082.  Of these, 548 are new construction homes with and average list price of $212,149.  In addition, there are 75 active condo listings with an average list price of $179,179.

Distressed and Foreclosure Sales

Overall, total sales of distressed and foreclosure properties were down from 243 in 2009 to 230 in 2010.  These sales account for less than 10% of the market.  There are currently 65 active foreclosure listings and 28 short sale listings for a total of 93 distressed listings.  The average list price for distressed listings stands at $112,008 with an average size of  1,564 square feet. 

Overall, the total Clarksville market remains strong, with stable to increasing home values across the area.  With interest rates still very low, buyers remain active in the market.  With the area anticipating the return of 17,000 soldiers from deployment and an additional 7,000 expected to receive PCS orders to Ft.
